How to use the closing cost calculator

  1. 1Enter the home price and down payment

Type the purchase price and your down payment percentage. The loan amount is calculated automatically.

  2. 2Adjust the lender and third-party fees

Origination is a percentage of the loan; appraisal, credit, title, escrow, and recording are flat dollar amounts. Edit any figure to match your Loan Estimate.

  3. 3Set the prepaid items

Enter annual taxes and insurance plus how many months your lender collects upfront — usually 2 to 6 months of taxes and a full year of insurance.

  4. 4Read your cash to close

The itemized table shows every cost, the total closing costs, and the full cash you need at the closing table — down payment included.

Why buyers use this calculator

Itemized, not a guess

Every fee is its own line — origination, appraisal, title, escrow, recording, and prepaids — so you can compare it line by line with your lender’s Loan Estimate.

Percent and flat fees together

Origination and discount points scale with the loan as percentages, while appraisal, title, and recording stay flat — exactly how real closing disclosures work.

Prepaids done right

Property taxes and insurance are prorated from your annual figures and the months collected upfront, instead of being lumped into one mystery number.

2% to 5% range check

Your closing costs are shown as a percentage of the home price and checked against the typical US range, so an unusually high or low estimate stands out immediately.

Cash to close, not just fees

Most calculators stop at closing costs. This one adds the down payment, because that is the check you actually have to write.

Compare offers fast

Change the price, down payment, or any fee and re-run instantly — perfect for comparing two homes or two lender quotes side by side.

Closing cost calculator FAQs

How much are closing costs on a $400,000 home?
At typical US rates, expect roughly $8,000 to $20,000 — 2% to 5% of the price. With the default figures in this calculator (20% down, 1% origination, standard third-party fees, 6 months of prepaid taxes, and a year of insurance), closing costs come to $10,400, for a total cash to close of $90,400.
What is included in closing costs?
Lender charges (origination, discount points, credit report), third-party services (appraisal, title search and insurance, escrow or settlement, recording fees), and prepaid items (property taxes and homeowners insurance collected upfront). This calculator itemizes all of them.
Are closing costs the same as the down payment?
No. The down payment is your equity in the home; closing costs are the fees for processing the loan and transferring the property. You pay both at closing, which is why this calculator reports total cash to close as the sum of the two.
Can I negotiate closing costs?
Some of them, yes. Origination fees, lender credits, and discount points are negotiable with your lender, and you can shop for title and settlement services in most states. Government recording fees and prepaid taxes are generally fixed.
Do sellers ever pay closing costs?
Sometimes. A seller concession — where the seller agrees to cover part of your closing costs — is common in slower markets and is written into the purchase contract. If you negotiate one, subtract it from the total cash to close shown here.
Why do lenders collect prepaid taxes and insurance?
To fund your escrow account. Lenders want a cushion so property taxes and insurance premiums are paid on time even if your first payment is late. The prepaid amounts are still your money — they sit in escrow and pay those bills.
What is a Loan Estimate, and how does it compare?
The Loan Estimate is the standardized form your lender must send within three business days of your application. It lists the same categories this calculator uses. Run your Loan Estimate figures through this tool to sanity-check the lender’s math and spot any fee that looks out of line.
