Frequently asked questions

How is the monthly mortgage payment calculated?
The principal and interest portion uses the standard fixed-rate formula: M = P times r(1+r)^n divided by ((1+r)^n minus 1), where P is the loan amount, r is the monthly interest rate, and n is the number of payments. Property tax and insurance are divided by 12 and added, along with monthly HOA dues.
Does this include PMI (private mortgage insurance)?
No. PMI is typically required when the down payment is below 20%, and costs vary by lender and credit score, so it is not included in the estimate. If your down payment is under 20%, expect the real monthly cost to be higher by roughly $30 to $70 per $100,000 borrowed.
Why does the schedule show so much interest early on?
Interest is charged on the remaining balance, so early payments are mostly interest — on a typical 30-year loan, the first several years barely move the principal. The amortization table shows this shift payment by payment.
How much can I save by paying extra each month?
Even $100 to $200 extra per month toward principal can cut years off a 30-year loan and save tens of thousands in interest. Re-run the calculator with a shorter term to approximate the effect, or check whether your lender applies extra payments to principal.
Is the interest rate here the same as APR?
No. This calculator uses the note rate — the rate charged on the balance. APR (annual percentage rate) also folds in lender fees and points, so it is usually slightly higher. Use this tool for the payment estimate and your lender’s Loan Estimate for the APR.
How accurate are the tax and insurance estimates?
Property tax rates vary widely by county — 1.2% of the home price per year is a common starting point, but check your county assessor for the real figure. Homeowners insurance around $150 per month is typical, though quotes vary by state and coverage.
